After a viewing, we will send you a report explaining the condition of the property and the terms of your lease.
When you sign the lease for your rental you are entering into a legal contract with the owner of the property, a person who is called a landlord.
You as the tenant may have certain responsibilities in the lease, these are rules you need to follow. Some examples are who is responsible for snow clearing, where smoking must occur, and what guests you may bring there.
Property Conditions Check
Security and Privacy
We check that all exterior doors to the property or your room are secure. In addition we verify that windows and other access points having working locks and are secure.
We will let you know about any home security systems present.
Appliances and Fixtures
We check that all home appliances, electrical, and plumbing fixtures are in good working order.
In most cases a simple light bulb change, or basic sink repair will occur before you move in.
Energy Efficiency
In winter cold air drafts, or insulation issues can result in a huge heating cost which the tenant is responsible for.
We check all weather stripping and windows for a proper seal so that things are comfortable when winter comes. We advise whether there is optimal HVAC for St. John’s (ie no cooling, oil heating, etc).
Current Conditions
Often it is impractical for landlords to capture real-time condition photos for their listings.
We visually inspect walls, inside closets, kitchen finishes, etc to capture current photos and record any changes in the property which were not evident from the listing. This can include vegetation growth, paint & material changes, and any new tenants who live there.
Damage Report
We will note any damage present in the property. In an extreme case where a property is considered uninhabitable we will notify you.
Landlords have a vested interest in the repair and maintenance of their property. It is normal for minor damage to be noted and then repairs made as a condition of move-in.
Furniture List
If you are renting a fully or partially furnished property we will briefly itemize the furnishings. We will report if the condition if it the furnishing is poor or lower. You can request measurements of any room you need.
We do not itemize anything inside of a drawer or on a hangar (kitchen utensils, yard tools, etc). Major items only.
Lease Responsibilities
Snow Clearing
This covers exterior areas such as driveways, walkways, and decks/patios. If you are unable to perform snow clearing yourself you may have to hire a contractor to do this for you.
Lack of snow clearing can prevent emergency services from accessing the property in timely manner. We will explain your lease obligations regarding snow clearing.
Lawn Care & Groundskeeping
Grass cutting, leaf removal, and minor trimming may be your responsibility. If tools are not provided you have to buy them, otherwise you may have to hire a lawn care contractor to do it for you.
Lack of lawn care can cause unintentional property damage if you do not understand your obligations. We will explain what is required specifically for the property we view.
Utilities Breakdown
Many properties are advertised as “POU” which means “Pay your Own Utilities”. In this case you may have to pay for internet, television, electricity, furnace oil, propane, and even firewood deliveries if we find you your dream home!
Our utilities breakdown will explain anything that the landlord is including in the lease such as an internet package and then what heating and cooling costs you can expect to pay. Often heating is electric or furnace-based resulting in higher costs during the winter.
Guests, Pets, Smoking, Cannabis, Noise
You must respect any conditions of your lease regarding guests who can stay with you, all kinds of pets, smoking (includes vaping), as well as cooking and cultivating cannabis.
Quiet hours in St. John’s start at 11pm and multi-unit buildings may have more specific noise rules.
We will explain the property rules and can help set expectations for your use of the rental such as family visits, gardening plans, and more.
Damage Deposit & Payment Terms
Normally the landlord will require that a 75% damage deposit be sent to them along with the first months rent to secure the property. Deductions can be made from the 75% deposit when you move out if there is damage. There is no limit to damage claims, and you can be pursued for amounts greater than your deposit under the Residential Tenancies Act.
This means for a monthly rental you pay 1.75 months rent upfront, and then usually the full amount of rent is due on the first day of the following month.

Services and Furnishings Included
In some cases specific services and furnishes are included in a lease so that you can request repairs on them if needed.
We will break down what is being committed through the lease. Common examples are you kitchen appliances, lawn care and snow clearing, as well as some amenities like a spa tub, fireplace, etc if the property has them.
